Woodtrace | Woodtrace Tomball | Master Planned Community
Most homebuyers that reached out to me prefer a home just outside of the city limits yet it can easily be accessed through major thoroughfares for an easy commute to their workplaces, commercial areas, and entertainment centers. Whenever they mention these characteristics, I can’t help but think of Tomball. A charming city with a small-town appeal.
There are a lot of neighborhoods in this area. I’ve talked about them in my previous videos – for example Memorial Springs, Villages of Northpointe, Amira, Albury Trails Estates, Wildwood at Northpointe and Cherry Pines are a few of them. Today, I’ll be talking about another great neighborhood in the Tomball-Pinehurst area. A wooded community in the heart of Montgomery County, just 44 miles northwest of downtown Houston.
This is Jennifer Yoingco, your guide to greater Houston real estate living. Stay with me as I explore the amenity-rich master-planned community of Woodtrace here in Tomball, Texas.

Now, moving on to our topic. Richfield Investment Corp bought a piece of land in the Tomball-Pinehurst area in 1988 with the thought of developing the property. However, because of the decline in the economy, the development was never completed. After two decades and six years, Richfield sold the property to the multi-awarded Houston based real estate development company – Friendswood Development, a Lennar subsidiary corporation.
The 488-acre gated development was envisioned to have fifteen sections divided into 840 homesites once completed. According to Friendswood, to protect the homeowners and their investments, they only allowed builders with the highest reputation, quality, and reliability to build in the neighborhood such as Drees Custom Homes, J. Patrick Homes, M/I Homes, and Village Builders. Available lot sizes are 65′, 75′, and 85′ while home sizes range from 2,111 sq ft to 4,707sq ft with price points ranging from the low 300s to the mid 700s, not including the upgrades. HOA fee is around twelve hundred dollars annually. The tax rate published in the
Woodtrace’s website is around 3.354200, but I highly recommended checking with the local taxing authorities for the most up-to-date information.
This gated community includes an impressive array of amenities that discerning homebuyers expect to have in a great neighborhood. Its most stunning feature is Lake Woodtrace, a 23-acre lake that houses a canoe/kayak launch and a fishing dock. Unlike man-made lakes that most of the master-planned communities around Houston have, Lake Woodtrace is spring-fed. Making it cleaner and less susceptible to droughts.
Another remarkable feature of this neighborhood is the Central Park, a
22-acre lushly wooded park surrounded by 0.7 miles of trails, great for outdoor activities such as walking, jogging, and biking. The trail is dotted with resting areas complete with prefabricated benches and shade structures. The park also features wildlife and nature-play areas, dog stations, creeks, and footbridges.
Additionally, Woodtrace boasts a recreation center that includes a charming clubhouse with a full kitchen and a well-decorated meeting room ideal for club meetings, community get-togethers, and private parties. A five-lane swimming pool is located at the back with plenty of space for sunbathing. It is also an ideal spot to admire Lake Woodtrace. Adjacent to the clubhouse is a pocket park with a children’s playground.
Apart from the family-friendly amenities and high-quality homes from remarkable builders, another perk that Woodtrace homebuyers would enjoy is getting a good education from one of the most outstanding school districts – Tomball ISD. Tomball Independent School District prides itself on being one of the sought-after educational systems in Houston’s northwest area.
Pre-school children of Woodtrace residents may attend Decker Prairie Elementary School, located just 3 miles south of the neighborhood. It also caters to first grade up to fourth grade. While middle schoolers may go to Tomball Intermediate School, situated around 7 miles southeast of Woodtrace. Junior high students, on the other hand, can attend Tomball Junior High at Quinn road. While high school students can go to its adjacent school, Tomball High School. College students do not have to go so far, Lone Star College – Tomball is just 5 miles away from the community.
The recent completion of the brand new Woodtrace exit off the Tomball Tollway made it more convenient to get to shopping centers like The Woodlands Mall, Willowbrook Mall, and the Vintage Shopping Center. Groceries like Walmart, Kroger Marketplace, and H-E-B are just a few minutes’ away from the neighborhood. While the completion of the Grand Parkway Extension from US 290 to I-45 made it quick and easy to drive to the new ExxonMobil campus and other major workplaces in Houston.
Woodtrace, with its relaxing and calm atmosphere, is indeed a perfect community for individuals and families who would like to get away from the hustle and bustle of city life yet prefer to still be near the metropolis and its attractions.
