Real Estate Marketing Techniques | Real Estate Marketing Strategies Example

Though I highly recommend using a Realtor, you can also do it yourself using my real estate marketing techniques. Now, let me show you some of my marketing techniques that you can use for your own marketing efforts. Stay tuned.

Now back to our topic.  Today, I will show you some of my real estate marketing techniques that help me sell my listings in a few days.  It’s simple…just remember the 3 P’s.

OKAY.  Before putting the home in the market, make sure you prepare your home to SELL.  What do I mean by that?

#1 -PREPARATION -We always here the word “LESS IS MORE”.  And they are right!!! Less is more! Make sure to prepare your home by cleaning / decluttering/ and depersonalizing. I could not emphasize enough that this needs to be your top priority. It is useless marketing your home if this crucial preparation is not done.  Both interior and exterior should be FRESH, CLEAN, NEAT and ready for photography and videography.  If you are not in the photography business, I suggest you hire and pay for professionals to do their expertise.  It is worth the money. Buyers look at photos online and having a good online presence for your home is very, very important.

 

#2 – PRESENTATION -SHOWCASE – What do I mean by this?  Showcase the home by staging and showing the lifestyle.

When staging, you can do it yourself by looking at pinterest and houzz.com or youtube videos. These are all FREE sites that you can get staging tips and ideas.

Or if you don’t have the time to do it yourself or you think your home is difficult to SELL, you can hire a staging consultant, where they can walk the talk with you and give you pointers on what to do to make the home show like a model. They are in a position to provide you advice.

Or if you have more budget and up to your game, you can actually have the stagers stage the home for you by bringing actual pieces of furniture.  Take note that you have to interview the stagers to check their experience and fee structures. Some stagers are into modern look while others have the traditional look. Your goal here is to give the buyers the “wow factor”.  Keep in mind, in addition to paying the stagers, you will have to pay for the rental of furniture.  Others are included in their service fee while others are not. Also,  you are locked in a certain amount of time based on the fee you have paid them. It is similar to a lease, say for instance you signed for 2 months with a staging company and your home sold in one day, you are obligated to pay the entire 2 months. Make sure to ask these questions.

For a less costly approach, you can also do virtual staging.  A professional photographer may have this as part of their services though it is an added cost.  Also a Realtor is the best resource and maybe able to help refer you to companies who do this type of software editing.

What I like about virtual staging is that you can remove and add certain items/furniture, and this can be all be  done in the  computer. It is a cheaper version than hiring actual stagers.  Though you have to disclose this to potential buyers because you would not want to think you are deceiving them.

 

3.) PROMOTION -ADVERTISE – but where??  This is crucial. You have to shout to the world that you are selling your home.

One way to do this is by simply emailing your spheres and letting them know that your home is available for sale and to share it to their list of friends.

You can also share it through social media. If you are not in social media, then you are losing big time. Social media is very powerful and free.  You can share it in Facebook / facebook stories, Instagram/ instagram stories,  LinkedIn, Pinterest and Youtube.

In Facebook, besides sharing it to your friends, you can create a post using FACEBOOK MARKETPLACE (similar to craigslist) and post your listing there.

If you have a budget, you can advertise by paying for ads, example, the facebook, instagram, google and youtube platforms have pay for click ads. Imagine exposing your home to multiple platforms, that is marketing on steroids. Of course, make sure to target the right buyers! You don’t want to waste marketing dollars if you are targeting the wrong ones.

Another way is to post it in home search sites like Zillow, Trulia, homes.com.  Though I am not a fan of Zillow, because some of the listings their are outdated, post it anyway since they are one of the big players in the real estate space. Your goal is exposure!

Since majority of buyers are ONLINE.  Make sure to create a digital flyer or a property landing page.  I suggest your purchase a domain name so your property has a specific landing page dedicated for it. The landing page should show the photos and video of the home. Take note not to show all of the photos. Put a marketing offer that will make them want to see more. You can do this by using the landing page to get information by gathering their name, phone number and emails.  In this way, you can capture their contact information and follow-up with them or even ask for feedback as to what they like about the home.

Don’t forget our old fashioned and traditional advertising  techniques, like putting a sign in the yard.    Make sure your sign has a sturdy post for everyone to see.  In this day of age, would you believe, I still get calls from my ‘for sale” signs, and usually the calls I get are those potential buyer driving around and happen to see my sign, so it still works.

Word of mouth marketing and so much more.
