Today I will take you on a tour of one of the top-selling master-plan communities in 2019-2021.

Voted best amenity in Texas it is 750-acre master- plan community with homes gated, non-gated and Lakeside village in the West Lake Houston area north of beltway 8 in Humble Texas.  The community will have over 2000 homes, a crystal clear lagoon surrounded by white sand and infinity pool, lakes parks and walking trails.  Join me as we explore the Balmoral Community here in Humble, Texas.

In fact, prior to heading to the community we dropped by at a local restaurant called Taste of Paris where we enjoyed a touch of Paris in Houston.  Their crepe is amazing and the owner is so nice too.  He even gave us a complimentary coffee on the house.  The Balmoral neighborhood community is easily accessible to the downtown Houston, Texas Medical Center and the Generation Park, a 4000 acre mixed-use development.  The amenities, include an eight-acre amenity village which boasts attractions for the whole family.  A 7500 square feet clubhouse, fitness center, resort-style pool with infinity edge, splash pad, sand volleyball court, playground, and hammocks row.  Balmoral is also proud to showcase its Texas first crystal clear lagoon.  The two-acre lagoon serves as the crowning attraction of Balmoral’s amenity village.  Check out its sparkling blue waters.  They even have a blue lagoon bar and grill.  This is America’s first lagoon-side restaurant where you can book private events, corporate events, and weddings.  Another amenity is the Victory park opening in 2022 this year.  It’s an easy walk or bike ride from residents’ homes play horse on the basketball court, attend a community concert or just let the kids play to their hearts content.  Victory park promises action-packed fun–tennis court, basketball pavilion with seatwalls, amphitheater, multi-use stage, sports field, playground for two to five-year-olds, playground for five to twelve-year-olds, picnic pavilion with restrooms and outdoor kitchen.  Take your workout to the next level at the Fitness Hub Park. It includes an eight-foot climbing wall, rope-up, bamboo jungle, cargo net, traverse station not sure really what that means.  AB ladder/dip station and rose station. Would you believe it they also have a BEE mobile.  It is a bright yellow scooter similar to what a bee looks like.  It’s one way for Balmoral residents to buzz down the Greenbolt on their way to the amenity village and the crystal lagoon.  Just another perk while living in Balmoral. What is a Greenbolt by the way.  It’s an alternative transportation experience. It’s ideal for electric golf carts, segways and bicycles; and it’s pedestrian-friendly too.  Quick facts, the community is zoned to Humble ISD.  It’s one of Texas fastest-growing school districts.

Recent bonds have allowed the district to pursue aggressive building and renovation programs. Kindergarten to 5th grade students will go to either Groves elementary school or Ridge Creek elementary school.  6th to 8th grade students will go to Westlake middle school or Woodcreek middle school.  While 9 to 12th-grade students will go to Summer Creek high school.  HOA is 1250 per year per MLS but I highly suggest checking the link in the description below for details.  Tax rate before homestead is 3.33% per MLS. I suggest checking the Harris county appraisal district at www.hcad.org for accuracy.  There are a number of builders in this neighborhood. They have Ashton woods, Chesmar homes, History maker homes, Castle Rock Communities, Hamilton Thomas homes, KHovnanian homes, Lennar, Long Lake Limited, WB homes, and Westin homes.
