Some people tend to become nostalgic whenever they pass the expansive stretch of land along the west side of the North Freeway near Loop 336. And who wouldn’t? That 2,046-acre nostalgia-filled landscape was once home to one of the largest Boy Scout camping sites in the United States – Camp Strake, known for more than 70 years as the flagship camp of the Sam Houston Area Council. The pristine wilderness of this beloved Boy Scout camp has been home to generations of young boys every summer, where they learned the foundation of leadership and camaraderie.
Until the urbanization of the Greater Houston area started to creep in, the once serene oasis became surrounded by modern developments and busy highways. So the Council decided that for the new generation of scouts to experience being one with nature again, they had to move the campsite to a more tranquil location in San Jacinto County.

I know you are as curious as I am about the new development along I-45 and Loop 336. So, without further ado, come with me as I tour the grounds of what used to be Camp Strake, now known as the Grand Central Park. A master-planned community by Johnson Development Corporation, known for providing an outstanding amenity package that transforms its communities into masterpieces.
Before I forget, a disclaimer – I am not affiliated with Johnson Development Corp. or any builders within Grand Central Park. All information is provided as a courtesy and is deemed reliable at the time of this video.
Now, moving on to our topic – the 2,046-acre lush forested land was purchased by Johnson Development Corp. from the Sam Houston Area Council Boy Scouts of America in 2013 to develop it into a community with a distinct forest living experience yet with a decidedly urban feel. The final plan for the vast pristine wilderness was unveiled in July 2015, revealing a mixed-use commercial-residential master-planned community with the aim of developing only 800-acres of land, leaving about 1,200-acres of woodlands and 100-acres of lakes untouched. Yup, you heard that right. Johnson Development Corp. took a careful development approach to retain most of the forested areas, trails, and lakes as Scouts and families remember them.
Six months after breaking ground, Johnson Development Corp. finally opened the West Village of Grand Central Park to the public in April 2017 and debuted nine model homes from world-class luxury builders known for their exceptional craftsmanship and exquisite design and style. However, we will save this portion of Grand Central Park for another video. Today, we will focus on its second village that opened in the early part of 2020 – the Central Village.
The Central Village showcases 8 model homes from Drees Custom Homes, Westin Homes, David Weekley Homes, Tri Pointe Homes, Perry Homes, Highland Homes, Lennar, and Coventry Homes. Houses in this village are geared more towards empty nesters and first-time homebuyers. It features apartments, townhomes, and single-family homes with chef-inspired island kitchens, open entertaining spaces, master suites, and several flex-space options. Floor areas range from 1,500 square feet to 3,800 square feet with prices ranging from the upper 200s to the upper 500s. Please note that the prices quoted do not include the upgrades. The HOA annual due is 1,072.50 with an additional monthly fee of 225 for those living in the Villas of Grand Central Park and 250 for those residing in the Grand Creeks Townhomes. The tax rate stated on their community fact sheet is 3.1642. But like I often advise, always check with the local tax authorities for more accurate information.
The Central Village is just within a walking distance from Grand Central Park’s flagship amenity – The Lake House. Surrounded by tall trees and lakes, this expansive 13-acre lakefront complex exclusive to residents only features a 7,600 square feet clubhouse that houses the Grand Room, an Overlook, a Coffee Bar with workstations, and a fully-equipped fitness center. Outside of The Lake House, is a yoga and event lawn, a fire pit, a resort-style pool, a 6,000 square feet pavilion, and a 5.5-acre lake perfect for canoeing.
Adjacent to the complex is a tree-lined dog park and a family playground with lots of sitting areas.
Another amenity that Grand Central Park can boast of is the Grandeur, a mix of a natural and paved trail system that stretches over five miles within the community connecting the two villages. It offers opportunities for residents to hike, bike, enjoy catch-and-release fishing and get up close to nature from dawn till dusk.
Being surrounded by nature does not mean giving up the pleasures of urban living. Grand Central Park’s onsite retail destination – Marketplace 336 features Kroger Marketplace, HomeGoods, Marshalls, Dicks Sporting Goods, and other shopping stores that make it convenient to do grocery shopping, banking, run errands, and dine-out.
A second retail space is currently being developed along Grand Central Park’s North Freeway Service road entrance – Marcel Boulevard. A 68,160 square feet open-air market that will showcase enticing shops and restaurants. It will also include 32,400 square feet of executive office spaces and ground-level special event and entertainment areas amidst a pedestrian-friendly, tree-lined setting.
And that is not all! As I speak, a full-service 250-room hotel and a convention center are under construction, expected to be completed in November 2022.
Residents who have plans of taking osteopathic medicine need not go far. Sam Houston State University’s College of Osteopathic Medicine recently opened in Grand Central Parks City Central commercial district. The first osteopathic college in Montgomery County and the third in the state of Texas.
And speaking of school, Grand Central Park is zoned to one of the most productive school districts in the State of Texas – Conroe ISD. Pre-kindergarten to 4th-grade students can attend Wilkinson Elementary School along Ed Kharbat Drive. 5th and 6th graders can carefully transition from elementary to a secondary school under the watchful guidance of dedicated teachers and staff at Cryar Intermediate School along Montgomery Park Blvd. While 7th and 8th-grade students can begin their self-discovery journey at Peet Junior High along Longmire road. 9th to 12th-graders, on the other hand, can go to Conroe High School along West Davis Street.
Grand Central Park is a continuously developing community where you can have the best of both worlds – a community that mirrors a serene state park setting reminiscent of the old campsite with a touch of a suburban atmosphere being in close proximity to retail shops, commercial areas, hotels, conventions center, and schools.
