Relocating to a new neighborhood can be a daunting experience to some. Moving to an unfamiliar location, settling in a place full of strangers can sometimes trigger social anxiety and raise a question of acceptance. Will this new community accept us? How are we going to cope with the challenges of moving into a new environment?
Luckily, there is a newly developed master-planned community in the northern part of Houston that took these doubts and fears into consideration when they designed and developed one of their multi-awarded neighborhood.
Today, join me as I tour around a community that focuses on cultivating a generous and welcoming environment where everyone is treated as a neighbor – The Woodlands Hills located north of the Woodlands off I-45 in Conroe and Willis Texas.

As I was saying, today, I am going to show you around the captivating community of The Woodlands Hills. A development by Dallas-based Howard Hughes Corporation, known for their dedication to innovative processes of creating quality places such as The Woodlands and Bridgeland. Before I proceed, a disclaimer – I am not affiliated with Howard Hughes. All information is provided as a courtesy and is deemed reliable at the time of this video.
The 2,000 acres of forested land along FM830 was acquired by Howard Hughes in 2014 for the purpose of developing a master-planned neighborhood with an enriched sense of community in the Conroe-Willis area. The development started in November 2017 and was formally launched in July 2018. It is foreseen to have 4,500 single-family homes once completed.
As of the making of this video, there are already 17 sections with approximately 850 houses designed by some of the most well-respected builders in the industry – GehanHomes, David Weekley Homes, Chesmar Homes, Century Communities, Westin Homes, Ravenna Homes, Highland Homes, and Perry Homes. There are a variety of home designs to choose from, as many as a hundred twenty-seven! But of course, not all of them are move-in ready. Some are still under construction while others are available as blueprints. What’s important is that home buyers have an assortment of home plans to look at. It’s like window shopping for a place you can call home. I am sure with that number of options, there will always be something that will catch your attention, no matter how discerning you are.
I checked one of David Weekley’s model homes to have a glimpse of what it looks like on the inside.
There are one to two-story houses with two to six bedrooms. Sizes range from fifteen hundred twenty square feet to forty-eight hundred ninety-one square feet priced in the lower two hundreds up to to the higher six hundreds. Please take note that this price range does not include any upgrades. You may check thewoodlandshills.com for more detailed information on each of the available house plans. HOA fee is at nine ninety-five annually and this covers access to all the resort-like amenities in the neighborhood. The tax rate listed on their website is three-point forty-two, but like I always say, it is better to check with their local tax authorities. It is also important to note that the ISD taxes are paid to three different school districts – Montgomery, Conroe, and Willis.
The Woodlands Hills boasts of a hundred twelve acres of natural open spaces and twenty neighborhood parks that include the Founder’s Park where the much-awaited Activity Center is situated. It debuted in May of 2019, featuring a fifty-five hundred square feet indoor and outdoor event space that can accommodate three hundred guests. The banquet-size meeting room can be expanded outdoors through an over-head bi-fold door that opens, extending the entertainment zone in the massive alfresco event lawn decorated with vintage string lights. Perfect for night-time parties. It has a well-appointed catering kitchen complete with a refrigerator, a freezer, and an ice maker. Great for holding events and entertaining a large group of people.
It also features a fitness center with state-of-the-art equipment for the ultimate workout experience that will surely help residents reach their fitness goals. Homeowners who are enthused in improving their balance, strength, and flexibility will certainly love the fitness lawn while doing their favorite yoga poses. While those who love building endurance, muscle strength and maintain cardiovascular fitness in the waters will definitely love the fitness pool with lap lanes.
Adjacent to it is the resort-style pool with a beach entry. It highlights a lazy river, a climbing wall, a deep-end jumping builder, a spray deck, sunning decks, shade structures, and cabanas. A perfect place to spend quality time with friends and family during the hot summer days.
A natural playground is situated nearby, tucked among trees is a log jam that offers challenging play opportunities to both children and adults. They will surely have fun dodging water fountains and large puddles of water in the adjoining sprayground. An elevated pavilion is located at the center of the play area where parents can watch over their children and enjoy a scenic view of the park.
You’ll notice that some of the trees surrounding the Founder’s Park have plaques bearing a name. They are part of the Founder’s club consisting of the first one hundred residents of The Woodlands Hills.
If you want a head-to-toe work-out that improves your cognitive skills, head to the four lighted tennis courts across the stream facing the Activity Center. Or if you’re the type of person who is not fond of using a set of workout equipment but loves to sweat it all out outdoors, you can go for a walk, a jog, or run in the extensive forested trails with dedicated bike lanes all throughout the neighborhood.
Of course, let’s not forget our four-legged furred family members! They have a special spot in The Woodlands Hills too! A one-acre dog park, divided into two sections to accommodate small and large dogs, is located just beyond the tennis area, complete with benches, waste stations, and drinking stations.
The Woodlands Hills is zoned to the B-rated Willis Independent School District. Children of The Woodlands Hills residents can go to William Lloyd Elementary School during their pre-school days up until their 5th-grade years. While middle school children can go to Robert P. Brabham Middle School. Both schools are just adjacent to the neighborhood and are connected through a pathway within the community making it safe for school-aged children to walk to and from school. Junior and high school students, on the other hand, can attend Willis High School located just a couple of miles east of The Woodlands Hills.
Residents may go north of interstate forty-five for their quick grocery necessities. Otherwise, they may head south towards north loop three three six in Conroe for more grocery shopping options or go straight to The Woodlands for their shopping, dining, and entertainment needs. Health emergencies can be attended by the nearest hospitals located in Conroe’s south loop.
The pain points and challenges of relocating to a strange neighborhood can be slowly effaced by the family-friendly atmosphere of The Woodlands Hills. The welcoming community, the development’s harmonious balance with nature, and the abundance of outdoor recreational activities will immediately make you feel at home.
