Home structure often varies in designs, sizes and prices. We have detached single-family homes, townhomes, apartments and condominiums. Now, if you noticed in our neighborhood tours, most subdivisions and master-planned communities just offer detached single-family homes.
But today, let me show you around a community where families and individuals of all ages will always have numerous options to choose from depending on their lifestyle, needs and budget.

I am Jennifer Yoingco of Texas Home Group. Come with me as I tour Woodforest in Montgomery county, I will discuss the different types of home structures within the community to help you decide which one is best for your needs.

As I was saying, today we will be touring a sprawling community in Montgomery. Being developed by Johnson Development Corp., one of the country’s multi-awarded real estate developers, Woodforest is a 3000-acre master-planned community with a small-town feel, great amenities and homes that are designed for individuals of all ages.

It is located south of Montgomery county. Just 7 miles west of I45, 6 miles south of Lake Conroe and 5 miles north of The Woodlands.
It is composed of 36 sections, envisioned to have 5,000 homesites by the end of 2020. At present, they are offering townhomes, single-family homes, patio homes, custom homes and 55+ resort living homes.

As promised, I will discuss the differences between these home structures to help you decide which one suits your needs and budget.
Townhomes are currently being offered by Chesmar Homes in the Cheswood Forest section. These are homes that share a wall with other independently owned units. Unlike condominiums, land ownership is vested on the property owner. Prices range from $212,990 to $231,990. This type of home is perfect for first-time homebuyers or young families. Owners have the freedom to decide on the upgrades and upkeep of their homes in line with the HOA’s rules and regulations without the high cost associated with maintaining a single-family home.

Cheswood Forest is just a few minutes away from Conroe ISD’s B-Graded school – Stewart Elementary. It caters to students from Pre-school to sixth grade. Two daycare centers – Children’s Lighthouse and Kiddie Academy – are located just outside of the neighborhood.

Young residents of Cheswood Forest will surely enjoy the 6-foot-wide scooter racetrack, swings, slides, seesaw and merry-go-round at the Scooter Park.
Families or individuals who are uncomfortable in sharing a wall with a neighbor may opt for a detached single-family home. Lennar offers bungalow-style properties in the Deerbourne Ridge section. These houses were designed to offer everything that you would want in a home but on a smaller scale. Prices range from $259,990 to $285,990.

Children and adults that are young at heart can enjoy the traditional playground setting at Fox Trail Park located within the neighborhood. While those who are inclined in technology can have fun playing and dancing under the Sona Play Arch at the nearby Wallaroo Park. It is an interactive permanent installation that utilizes smart camera technology to measure the movement of those playing games using sound and motion.
Deerbourne Ridge is adjacent to the Stampede Sports Complex. It features three soccer fields, a basketball court, an awards plaza, a shaded pavilion, a concession building with restrooms, an ADA playground and a picnic area.

Growing families with a higher budget can opt for new construction homes by Chesmar Homes, Empire Communities, Gracepoint Homes, Highland Homes, Lennar, Perry Homes and Westine Homes. These homes are available at The Crest, Bronze Trace, Kingsley, Deerbourne Ridge and Emory Birch neighborhoods. Home prices range from $258,926 to $496,900. These neighborhoods are interconnected by long trails and pathways perfect for walking, jogging and biking. Residents of these communities can enjoy the fountains and spray elements in the shape of flowers and leaves at the 3-acre Lily Pad Splash Park, especially during the summer. However, if the heat gets unbearable, everyone can soak up at the amenity pool located at Forest Island. A 16-acre aquatic and tennis center, Forest Island is Woodforest’s focal point when it comes to fun and enjoyment. It features 2 tennis courts, a basketball court, a resort-style pool and a fitness lap pool. Adjacent to the fitness pool is The Palm Information Center where there is ongoing construction for a new clubhouse.

Just across The Palm is the gated Russet Peak neighborhood. Most of its 32 homesites are patio homes built by Darling Homes. Patio homes are generally designed like a duplex or a townhome. It shares at least one wall with a neighbor and may or may not have a patio at all. So do not be deceived by the word patio. It may have slabs of concrete or large driveways or even a defined space with gravel and soil instead of an actual porch. Patio homes do not rise higher than one-and-a-half stories tall. Because of its size, it is perfect for small families, empty nesters and retirees.

But Russet Peak residents do not have to worry about their privacy, thanks to the way Darling Homes designed their patio homes. It is not attached to a neighbor’s home. And although it does not have a full second floor, it was crafted with ample space for entertaining without sacrificing storage space or living areas.

As of this time, the homes at Russet Peak are already sold out. There are no new current offerings for new builds but re-sales maybe available.
Luxury custom and semi-custom homes are available at Pine Island. A gated estate district community surrounded by the west nine holes of Woodforest Golf Club. Custom homes are typically conceptualized and built from scratch while a semi-custom home is built based on an existing set of house plans that have been altered to meet the buyer’s needs. Future homeowners may choose between Jeff Paul Custom Homes and Tipler Group to design and build their homes. Another section with custom-built homes is Eagle Pointe. The price range for these homes is between $900,000 to over $2M. As of this time, there is no available inventory for Tipler.

Both neighborhoods have great views of the golf course and have easy access to the Pine Market. Residents of both communities can meet and relax at the nearby Kingsley Park that boasts an outdoor kitchen, a fire pit, a community harvest table, a large open lawn that is illuminated by cafe lights. While their children can enjoy the butterfly-themed playground at Monarch Park. Active residents can sweat off at the Cypress Trail Pond, a 3-mile hike-and-bike trail that connects Woodforest communities, parks and playgrounds. While baseball and soccer enthusiasts will surely love the 3-acre green space at Jackson Park that features soccer goals, a backstop and bleachers. Residents who love casual walks can stroll along the trails of Christine Allen Nature Park located across the Woodforest Golf Club.

Another upscale neighborhood in the Woodforest master-planned community is the Grand Marion with Gracepoint Homes as its exclusive builder. Setting classic Southern architecture as an inspiration, most houses include porches, balconies, columns and shutters. These expansive homes range from 3,673sq ft to 4,072sq ft and have a walk-in Texas basement. Pricing is from the upper $600k, however, there is no new inventory in this neighborhood.
Grand Marion homeowners can enjoy a stroll at the nearby Kinderwood Park where young residents can climb on boulders, balance on logs, dig in a dry creek bed, and swing and play on traditional equipment.

True to Woodforest’s promise of creating a neighborhood for individuals of all ages, it opened Bonterra in 2014. This community offers low-maintenance homes, wonderful amenities and an active lifestyle for people aged 55 and above. This wonderful neighborhood has its own 10,000 square-foot age-restricted clubhouse with a fitness center, an aerobic and dance studio, social areas, a ballroom, a game room, a kitchen, an event’s space, a continuing education center, a massage room and a locker area. It also has space for a game of bocce ball, tennis or pickleball. Homeowners who love social gatherings can hold outdoor parties in the fire pit and events lawn area.

In addition to Bonterra’s private facilities and luxuries, residents can access all of the thrilling amenities offered within the Woodforest master-planned community.

When we say that there is a place for everyone at Woodforest, we meant everyone. Including your fur babies who will surely love the dedicated play areas for small and large pups at the Admiral Bark Park. Named after Woodforest’s first canine resident, this dog park features watering stations and dog pick-up stations.
Woodforest is indeed a thriving community of its own. A place where future homeowners of all ages can settle down. Whether you choose to live in a townhome, a bungalow, a patio home, a luxurious estate home, a new construction or a custom build home is totally up to you.
