I got an interesting trivia for you today. What do you call a person with a perpetual love of the lakes? Any wild guess? They are called limnophiles. They love being in and around lakes.
And who wouldn’t? Who wouldn’t love to hear the sound of soft lapping water? Who wouldn’t be mesmerized by the feeling of tranquility that lakes bring? I am not a limnophile but I love the idyllic vibe that these bodies of water emanate.
So, for those of you who dream of being surrounded by lakes, this video is made especially for you. Just 28-30 miles off northwest Houston is a 2,400-acre master-planned community with a 350-acre recreational lake as its centerpiece, the 4th largest in the Houston region behind Lake Conroe, Clear Lake and Lake Houston.
Please join me as I explore the enthralling community that is connected by water – Towne Lake in Cypress, Texas.

Now, as I was saying, today, we will be touring around a decade-long development conveniently located in the bustling community of Cypress-Fairbanks on the northwest side of Houston. Developed by the multi-awarded Texas firm, Caldwell Companies, Towne Lake was conceptualized to draw people out of their homes and come together to enjoy the one of a kind amenities within the community.
It is envisioned to have more than 20 neighborhoods with a final build of 3,500 homes. Each of these neighborhoods offers a unique setting to fit everyone’s lifestyle from couples just starting a family, empty nesters and active adults. Homebuyers may choose from non-gated communities like Cypress Cove, exclusive gated communities like Water’s Edge, gated townhome section like Lakeshore and an exclusive neighborhood for 55 and better like The Heritage. Builders include Ashton Woods Homes, Bavaria Builders, Braziel Building Group, Brickland Custom Homes, Caldwell Homes, Coventry Homes, David Weekley Homes, Drees Custom Homes, Newmark Homes, Partners in Building, Ravenna Homes, Sitterle Homes and Village Builders. An average home features 2-6 bedroom floor plans with price points between the mid-$200s to over a couple of millions depending on the section. While HOA fees may range from $850 to $3400, dependent on the neighborhood.
The entirety of the master-planned community was built around a massive recreational lake custom made for boating, skiing and fishing with over 14 miles of shoreline and a 6-mile continuous boat ride. The community was ingeniously designed to have docks and ramps for residents to launch and dock their boats no matter where they live in the neighborhood. They can even have their own boat slip if they want to keep their boats close to home for easy access to the lake.
A community waterpark was opened in June 2015. Overlooking the community’s man-made lake, the waterpark features a lazy river, a beach entry pool, a diving pool, a landing pool with a spiral water slide, a junior Olympic pool, a wading pool with aquatic play structures, and a splash pad. It also has a sundeck, 2 picnic pavilions, play structures for children, a beach with lake access, a Frontier pool house, an expansive covered seating area overlooking the lake and a concession area. It was described as a “resort in our backyard” by residents who saw the amenity for the first time. And take note, since the maintenance fee is already incorporated in the HOA fee, there’s no need for an additional payment to enjoy the features of the waterpark.
Six months later, a new facility was opened adjacent to the waterpark. Dubbed as The Lakehouse, this new addition to the community boasts of a demonstration kitchen, a banquet room that can hold up to 200 guests, a world-class fitness center, a kid’s playroom, a game room, a conference room, a pool and a marina.
Towne Lake has its own vacation island! Puckett Island, named after Caldwell’s VP of Operations, Development – Kent Puckett who advocated the creation of the 1.5-acre island features a dock, mooring balls, swimming area, picnic tables, a pavilion and a barbecue pit.
Another great amenity was formally launched in the second quarter of 2016. The Boardwalk at Towne Lake, a 181,000 sq ft commercial development along the Barker Cypress road was conceived as a gathering place for families and friends that features waterfront dining, recreation, shopping and wellness. Residents can boat across any restaurants or shops they fancy.
Other amenities include parks, playgrounds, miles of scenic trails, tennis courts, slalom ski course, community boat docks and fishing piers, neighborhood gardens, and picnic pavilions. Indeed, one can never run out of fun activities in this community.
Towne Lake is home to three exemplary on-site schools under the supervision of the Cy-Fair Independent School District. Rennell Elementary School at Tuckerton Blvd serves Pre-Kindergarten to the 5th grade same with Postma Elementary School located at the West road. While Dr. David Anthony Middle School caters to 6th graders up to the 8th. Cypress Ranch Highschool located just outside the community serves 9th graders up to 12th. College students do not need to go far to get higher education. Lone Star College – Cy-Fair is just 7-10 minutes away from the neighborhood.
Before I end this video, please take note that Towne Lake is under multiple municipal utility districts. As I speak, there are currently 5 MUDs in the community. Why am I pointing this out? Because these different MUDs have different tax rates even if you are within the same neighborhood.
By the way, disclaimer, I am not a licensed tax accountant, all figures are for informational purposes only.
For example, The Crossing at Towne Lake is assigned to 2 different MUDs – the northern part is in MUD 502 with an MUD tax rate of 1.480000/100 while the southern part is in MUD 501 with an MUD tax rate of 1.060000/100. Say, the assessed value of the properties in question are both $450,000. The homeowner under MUD501 will only pay $4,770 while the one
under MUD502 will have to pay $6,660. See the difference?
Being in the same section does not mean you have the same tax rate. So it is important to educate yourself which MUD the property your eyeing belongs to.
Apart from the different MUDs in one section, Towne Lake is still a great master-planned community that offers unparalleled lakeside living. Its amenities – the vast man-made lake, The Boardwalk, the Waterpark, the Lakehouse and the island – create a one of a kind lakeside living experience. No wonder, it is now one of the region’s sought-after areas in northwest Houston.
