One of my clients reached out to me and asked if I can help him find a family, budget friendly and brand new community within the Greater Houston area in the low $200K price point. Honestly, I can’t seem to find anything in the NW side of town. I had to venture to the NE side of Houston.

So far, I have found a brand new construction community in the small town of Porter, Texas.

Nestled near Kingwood, with a promise of bringing nature right to your doorstep while being in close proximity to downtown Houston and everything the city has to offer.

Today, I’ll be showing you around the newest addition in the ever-growing community of Porter, Texas. Located just 25 miles northeast of the heart of Houston, hidden near the forested area of Kingwood is a hidden gem of affordable single-family homes – Brooklyn Trails by Legend Homes.

This brand new neighborhood began its development in 2018. Right now, there are 2 sections available with a total of 424 homesites that are already open to the buying public. New home buyers can choose from 10 charming home designs: Charlotte II and Cole are single-story houses within a $189K price range. While The Aubrey, Darrel III, Leo, Devonhurst II, Drake, Shannon, Briscoe and Poole II are all two-story houses within a $230K price range. Each home comes with kitchen appliances with a fridge, a washer and dryer as incentives. Not bad for starting families, right? You may check the individual house designs and complete features at Please take note that the price points I mentioned do not include the upgrades. The tax rate listed on the website is 3.69% (before homestead) but I highly recommend checking with their local tax authorities for a more accurate valuation. HOA fee is $475/year.

As of this time, Brooklyn Trails’ community center is not yet fully constructed but the swimming pool and children’s playground have already been built. But don’t worry, Lake Houston Wilderness Park is just nearby. A wooded parkland where families and friends can escape the city and just enjoy nature. It has over 20 miles of trails for hiking, biking and even equestrian riding if you happen to have a horse. There are also several fishing spots and canoe/kayak launch within the massive 5,000-acre park.

Brooklyn Trails is under the jurisdiction of New Caney Independent School District, one of the fastest-growing districts in the Greater Houston area. Pre-Kindergarten kids to 5th grade students may attend Porter Elementary School located just 1.8 miles from the neighborhood. While middle school children may go to Woodridge Forest Middle School, located just 1.3 miles from the community. 5 miles away from the community is Porter Highschool serving both junior and high school students.

The neighborhood may not have its own commercial center but it is only minutes away from Northpark Drive where several grocery stores are situated – like Kroger Marketplace, H-E-B, and Walmart Neighborhood Market. If you ever get weary of going to the establishments along Northpark Drive, you can always head to The Woodlands or downtown Houston to shop, dine, see a movie or simply stroll with friends and family.

Living a simple hassle-free life is easy at Brooklyn Trails. It may not have the resort-style amenities that other communities offer, but its budget-friendly and energy-efficient homes are enough to set your mind at ease. Couple that with its proximity to downtown Houston and other commercial areas and you got yourself a great deal. Not to mention the freebies [wink].
