Let’s admit it. As we grow older, as more members are added to our family, our idea of a perfect living space change. We start to shun away from the hustle and bustle of urban living. Apartments and condos begin to feel cramped and suffocating. Tract housing comes across as constricting.

But don’t fret! You do not have to forgo the benefits of living near the city limits to enjoy the perks of acreage living. Just 32 miles north of downtown Houston is a lush community with spacious lots in a country setting with a lakefront view.

As promised, today, I will show you around a flourishing acreage community in South Montgomery County – Benders Landing. It is located minutes away from Hardy Toll road and I45, this fast-growing community was developed by Spring-based developer LGI Land in 2002 with the concept of bringing your own builder with no time restriction as to when owners must build a home. The concept was such a huge hit that all 700 homesites sold like hotcakes. Thus, it not surprising that all the lots originally sold by LGI Land are already sold out as I speak. But resales are available with price points ranging from the $120s for non-lakefront lands to the $300s for lakefront lots. The minimum lot size is an acre while the minimum requirement for a home is at least 2,800 sq ft. Now, if you prefer to buy a property with a house already built on it, the median sold price is at $151.62 per square feet. HOA may go anywhere between $0 to $1620 contingent on the area where it is located.

Benders Landing has a wonderful park with a scenic mile-long pathway that curbs around the stocked fishing lake. A large pavilion provides picnic tables with access to grills and a drinking fountain perfect for a weekend barbecue with family and friends while watching the kids enjoy the nearby playground with different play structures to accommodate kids of all ages. The adjacent tennis and basketball courts are lighted for easy play even at night time.

Three years after its launch, LGI Land formally opened another prestigious wooded community adjacent to Benders Landing called the Benders Landing Estates. This 2,800-acre master-planned community was thoughtfully developed into 1,391 residential lots with the same concept of bringing your own builder. Like the initial development, all home sites were sold at no time. But don’t worry, resales are available as of the moment at $164.61 per square feet.

Benders Landing Estates boast of a clubhouse complete with a fully-equipped fitness center and a rentable meeting room/banquet. Built around a 72-acre lake with fishing piers and docks, the clubhouse includes a junior size Olympic pool, a splash pad and a wading pool. There are gazebos with grills in the clubhouse vicinity where residents can enjoy the company of family and friends. Other amenities include 2 lighted tennis court, 1 lighted basketball court, a soccer and a baseball field. Winding pathways and greenbelts abound the area.

And although the neighborhood is surrounded by lakes and ponds, LGI Land commissioned intricate engineering that brought the majority of the lots out of the 100-year flood plain. You may check the Federal Emergency Management Agency’s flood maps for more information.

Both Benders Landing and Benders Landing Estates have no Municipal Utility District (MUD) taxes which eases the resident’s tax obligation. It is also noteworthy to mention that the school district that serves them has lower tax rates compared to its neighboring school districts. These, along with Texas’ no income tax policy increases each homeowner’s purchasing power.

Both communities are within the jurisdiction of the highly-rated Conroe ISD. Snyder Elementary School, an A-rated educational institution that serves Pre-Kindergarten to 4th grade is just located outside the neighborhood at Birnham Woods Dr. Another A-rated school is located just minutes away from the neighborhood at Trench Lane, Clark Intermediate School caters to 5th and 6th grades. Junior high school students can attend York Junior High at Waterbend Cove, also an A-rated school adjacent to Snyder Elementary. While senior high school students are assigned to the A-graded Grand Oaks High School at Riley Fuzzel Rd.

Grocery shopping is just a breeze with Kroger and H-E-B just minutes away from the neighborhood. The Woodlands Mall and the Street Market can be easily accessed through I45 for a weekend errand or leisure stroll.

Benders Landing and Benders Landing Estates with its oversized lots provides all the space a homeowner needs in a country setting while having easy access to almost everything. Now add the perks of having low taxes and being near highly rated schools, no wonder these communities are now one of the highly coveted neighborhoods in the Spring area.
